Lofty Brickell

Lofty Brickell is a 35-story Arquitectonica-designed building positioned near Brickell City Centre. Its current broker materials emphasize furnished Artefacto penthouse residences and flexible rentals without restrictions. The penthouse collection includes two-bedroom-plus-den plans beginning around 1,290 square feet and three-bedroom-plus-den plans extending to approximately 1,801 square feet.

Lofty can suit a buyer who wants furnished delivery and greater flexibility in how the residence is occupied or rented. That flexibility should be evaluated together with management requirements, operating costs, owner-use expectations and the volume of comparable furnished inventory.

The primary decision is whether the buyer values flexible use more than the lower density, residence scale and private environment associated with a residential-only building.

Domus Brickell Center

Domus Brickell Center is planned as a 35-story building with 579 fully furnished studio, one- and two-bedroom FLATS. The operating concept is designed around temporary stays, hotel-style services and a centralized Brickell location.

The project belongs in an investment and flexible-use analysis rather than the same competitive set as 1428 Brickell. A buyer should review the full projected cost structure, operating administration, use limitations, rental assumptions and future competing supply.

With 579 units, inventory depth is a material consideration. The initial purchase decision should include how many similar residences may compete for guests, tenants and resale buyers.
