Coral Gables is several luxury markets, not one.
The decision is not simply waterfront or non-waterfront. Direct bay access, canal geometry, bridge clearance, guard-gated entry, lot scale, architectural significance and renovation quality create materially different ownership and resale profiles.
Comparable sales should be selected within the correct enclave and property class. A renovated historic residence near the city center should not be analyzed against a newer waterfront estate south of Old Cutler Road.
